Mia James Construction converted an old derelict bungalow into a state-of-the-art contemporary barn in the heart of Cheshire. These 6 beds, open plan kitchen, utility room, separate living quarters, and 4 bathrooms were created in just eleven months.

Using insulated prefabricated timber frame method, we were able to build consistently throughout the winter so that the frame arrived on-site in spring. While the timber frame was constructed in the factory, Mia James Construction was busy onsite setting out the foundations and planning the steel framework, coordinating both elements of the build to arrive in line with each other.

Mia James is passionate about sustainability and is always looking to find products in the market to help us reduce our carbon footprint for both the domestic and commercial markets. This is why in this case, we chose, along with our client, the timber frame option. Timber is sourced from renewable forests, and the insulation is recycled materials, providing greater thermal efficiency. In this case, we achieved an EPC rating of A.

Mia James was instructed to build a traditional barn in keeping with the surroundings with splashes of the latest technology. So, we set about finding reclaimed bricks and recycled timber cladding to form the trading look outside, again trying to reduce the impact on the environment. Traditional oak trusses were used throughout the internal structure of the building, in keeping with the barn theme.

As the plot was set in beautiful surroundings, it was very important to connect the house to the outside. So, we incorporated full floor-to-ceiling windows throughout the scheme, even providing an outside balcony off the master bedroom, offering great views of the Pennines and surrounding rolling countryside.

Although Mia James built the house with the credit to build traditionally, everybody loves smart tech. Therefore, we incorporated a smart system within the house so that everything could be controlled by a smart pad: electric gates, UFH system, music, lighting, and much more could be controlled remotely, giving our client a taste of the future.

Mia James Construction is tremendously proud of this project. Not only did we turn an old derelict bungalow into a beautiful family home that will be loved for generations, but we also took greater strides into a greener world by reducing our impact on the environment.
